Market Update S44
As we move through July, we wanted to take a moment to reflect on how the property market performed across our local areas in June—Bolsover, Calow, Sutton-cum-Duckmanton, and Scarcliffe. It’s been a solid month, with consistent sales activity and some really useful insights coming through from the data.
We reviewed 133 data points last month, giving us a clear picture of what’s happening in terms of pricing and sales volume. One key figure is the average price per square foot, which has stayed steady at £208 over the past six months. That stability is a good sign for both buyers and sellers—it gives everyone a reliable benchmark, whether you’re thinking about moving or just keeping an eye on the market.
The market update for S44 in terms of the average sale price in June came in at £178,051. That’s in line with the types of homes we’re seeing sell locally and shows there’s still strong demand across the board—from first-time buyers to families needing a bit more space.
What really stood out this month is the sales turnover, which hit 24%. That’s a strong indicator of a healthy market—properties are selling, and buyers are clearly confident in what’s out there. It’s a great sign for anyone thinking about making a move.
Mortgage Rates
Mortgage rates are still a hot topic, and right now the average two-year fixed rate is sitting at 4.43%. That’s something buyers definitely need to factor in when looking at affordability. With the average household income in our local areas around £35,700, balancing mortgage payments with day-to-day living costs is more important than ever.
Overall, June’s figures point to a market that’s not just holding firm but showing real potential. With continued development in the area and everything our towns have to offer—great local amenities, schools, and a real sense of community—it’s no surprise that interest remains strong.
If you’re a homeowner, it could be a great time to consider your options. With the current level of activity, there’s clearly demand, and that could work in your favour if you’re thinking about selling or upsizing.
Of course, while these averages and stats are useful, every property and every situation is different. That’s why we take a personal approach at Pinewood. We don’t just look at the numbers—we take the time to understand what you need and what works best for your circumstances.
We’re proud to be part of The FIA—an independent network of quality estate agents across the UK. It means we’re always learning, always improving, and bringing the best service we can right here to our local market.
